The pair of shotgun-style bedrooms right off the entry are decently sized and come with closets, in addition to being separated by the bathroom. Further down is the kitchen with parquets and a decent amount of cabinetry, plus a walk through to the dining room that has some sweet batton and board detailing. That\u2019s adjacent to what is technically a closetless third bedroom, overlooking the leafy treescape, although the listing is staged with it as a separate living room. This one\u2019s a sponsor unit, which means no <a href=\"https:\/\/www.curbed.com\/article\/coop-board-rejection-reasons-advice-strong-application-interview-tips.html\" rel=\"nofollow noopener\" target=\"_blank\">board interview<\/a>, but it also hasn\u2019t been on the market for 25 years, so a little gussying will be required. As for the monthlies, it\u2019s $1,875, plus $404 for an ongoing assessment. (The buyer\u2019s also on the hook for the city and state sponsor transfer taxes and $3,000 for the seller\u2019s attorney.) It\u2019s a third-floor walk-up and, per the listing, \u201cestate condition,\u201d but the living room is pre-war splendor: high ceilings, an original decorative fireplace mantle, a gilded mirrored paneling, and handsome original woodwork and shutters for the bay windows. Also, a second full bathroom and an office space, although they apparently need a\u00a0renovation, too, along with the kitchen and bedroom. The monthlies are $1,675, and the amenities include \u2026in-building laundry. But the location\u2019s great: You\u2019re right down the hall from the Borough Hall subway station, and less than ten minutes from the Promenade. The ceilings are quite high (13 feet) and the south-facing windows oversized, so it\u2019s all airy and chic. (Perfect if you\u2019re <a href=\"https:\/\/www.curbed.com\/article\/leroy-neiman-hotel-des-artistes-studio-apartments-for-sale.html\" rel=\"nofollow noopener\" target=\"_blank\">an artist<\/a>, although the listing is software engineer money, so at least your fiddle-leaf figs will thank you.) The other details are your standard beats for a <a href=\"https:\/\/www.curbed.com\/article\/mckibbin-lofts-nyc.html\" rel=\"nofollow noopener\" target=\"_blank\">Brooklyn studio loft<\/a>: track lighting, blonde hardwood floors, and an open kitchen with stainless steel appliances. The lofted sleeping area can easily fit a king, and underneath it looks like there\u2019s a pretty sizable storage cave. There\u2019s also in-unit laundry, which is always nice. It\u2019s $1,838 for the monthlies, which here means a rooftop terrace and gym, plus bike storage. The living room\u2019s large enough to hold a sofa and a dining nook, and the bedroom can fit a king. The bathroom\u2019s simple but windowed and tasteful. It\u2019s $1,321 for the monthlies, and that covers a live-in super and video intercom, plus additional storage and a bike room.
