For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We\u2019re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points.\u00a0<\/p>\n

This week: One \u201cestate condition\u201d we thought was totally worth it.<\/p>\n

A three-bedroom co-op (and not in a tiny closet room way) on Tiemann Place. The pair of shotgun-style bedrooms right off the entry are decently sized and come with closets, in addition to being separated by the bathroom. Further down is the kitchen with parquets and a decent amount of cabinetry, plus a walk through to the dining room that has some sweet batton and board detailing. That\u2019s adjacent to what is technically a closetless third bedroom, overlooking the leafy treescape, although the listing is staged with it as a separate living room. This one\u2019s a sponsor unit, which means no board interview<\/a>, but it also hasn\u2019t been on the market for 25 years, so a little gussying will be required. As for the monthlies, it\u2019s $1,875, plus $404 for an ongoing assessment. (The buyer\u2019s also on the hook for the city and state sponsor transfer taxes and $3,000 for the seller\u2019s attorney.) All this gets you an amenity spread including a bike room, in-building laundry, additional storage and a live-in super, but also a prime location with Riverside Park<\/a> and the 1 train at each end of the block, and just a six-minute walk to the city\u2019s last Dinosaur Bar-B-Que.<\/p>\n

This one-bedroom condo in an Italianate brownstone on Remsen Street is a rare time capsule. It\u2019s a third-floor walk-up and, per the listing, \u201cestate condition,\u201d but the living room is pre-war splendor: high ceilings, an original decorative fireplace mantle, a gilded mirrored paneling, and handsome original woodwork and shutters for the bay windows. Also, a second full bathroom and an office space, although they apparently need a\u00a0renovation, too, along with the kitchen and bedroom. The monthlies are $1,675, and the amenities include \u2026in-building laundry. But the location\u2019s great: You\u2019re right down the hall from the Borough Hall subway station, and less than ten minutes from the Promenade. Maybe you\u2019ll run into Adam Driver<\/a> at the ice-cream cart.<\/p>\n

A studio loft in a former chocolate factory on Myrtle Avenue. The ceilings are quite high (13 feet) and the south-facing windows oversized, so it\u2019s all airy and chic. (Perfect if you\u2019re an artist<\/a>, although the listing is software engineer money, so at least your fiddle-leaf figs will thank you.) The other details are your standard beats for a Brooklyn studio loft<\/a>: track lighting, blonde hardwood floors, and an open kitchen with stainless steel appliances. The lofted sleeping area can easily fit a king, and underneath it looks like there\u2019s a pretty sizable storage cave. There\u2019s also in-unit laundry, which is always nice. It\u2019s $1,838 for the monthlies, which here means a rooftop terrace and gym, plus bike storage. The Myrtle-Willoughby G train is seven minutes away, and Cookie\u2019s<\/a> is even closer for a happy hour.<\/p>\n

It\u2019s probably best practice not to buy an apartment just for its kitchen, but the terracotta floor\u00a0is hard to pass up.There are other things catching our eye about this one bedroom at the Chelsea Arms \u2014\u00a0the hardwood floors and arched doorways throughout, along with the original crown moldings. The living room\u2019s large enough to hold a sofa and a dining nook, and the bedroom can fit a king. The bathroom\u2019s simple but windowed and tasteful. It\u2019s $1,321 for the monthlies, and that covers a live-in super and video intercom, plus additional storage and a bike room. The 14th Street A\/C\/E\/L station is under a five-minute walk, and you\u2019re right down the block from the High Line.<\/p>\n
