After years of living together at the Oosten in South Williamsburg and<strong> <\/strong>renting around lower Manhattan, the couple bought a condo at 160 Leroy, per The Wall Street Journal. So what\u2019s the apartment like? Does anyone else famous live there? And the Biebers are certainly wealthy enough to buy anywhere, so why Ian Schrager\u2019s sculptural little tower on the westside waterfront over, say, the Standish?<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmr9px0vv002l3b7cqc5yuhb3@published\" data-word-count=\"3\">We asked around.<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmr9px140002n3b7c4xcmedxe@published\" data-word-count=\"181\">The couple paid the asking price of $12 million for the 2,800-square-foot four-bedroom, four-and-a-half-bath apartment. The seller was Steven Brauser, charmain and CEO of the Parkland Group, who purchased the apartment back in 2018 for $10.5 million. It comes with a wall of western-facing floor-to-ceiling windows that look out on the Hudson. There also are six \u201cart walls\u201d \u2014 perfect for hanging Justin\u2019s <a href=\"https:\/\/www.instagram.com\/p\/DGa2zsYsodN\/?img_index=2\" rel=\"nofollow noopener\" target=\"_blank\">Pok\u00e9mon<\/a>-card collection. Per the listing, the custom kitchen has \u201cScandinavian Larch cabinetry, hand-selected Sivec marble, a suite of integrated appliances by Sub-Zero, Wolf, Gaggenau, and Miele.\u201d And that\u2019s just the for-show kitchen. The chef\u2019s kitchen, or what a brochure for the building referred to as the \u201c<a href=\"https:\/\/www.curbed.com\/2015\/12\/ian-schragers-new-west-village-spectacle.html\" rel=\"nofollow noopener\" target=\"_blank\">dirty kitchen<\/a>,\u201d has a Sub-Zero freezer and wine refrigerator, and Wolf steam oven. It can also be closed off to hide stacks of dishes or the staff doing the actual cooking. The primary suite has a \u201cmarble-clad en suite bath with a Kaldewei soaking tub, radiant heated floors, double vanity, stall shower, a water closet, and generous closet space.\u201d The layout is a little curve on the northern edge of the building.<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmr9px191002p3b7c580kpzdg@published\" data-word-count=\"120\">160 Leroy was built in 2017 and is 15 stories, with 57 total residences. The whole thing, a collaboration between hotelier Schrager and Herzog &amp; de Meuron, is very splashy. (The listing copy leans hard on the language of curves and sensuality.) It is also extremely amenitized, with a full-time resident manager and 24-hour concierge, a 70-foot pool and whirlpool spa, a fitness center and yoga studio, a sauna, a private massage room, a refrigerated delivery storage \u2026 you get the idea. There\u2019s even a children\u2019s \u201cclubhouse,\u201d which the couple\u2019s 1-year-old son, Jack Blues Bieber, can put to use. There\u2019s also a porte cochere and parking garage for seamless coming and going without any risk of paparazzi or <a href=\"https:\/\/www.eonline.com\/news\/1198796\/justin-bieber-slams-disrespectful-fans-for-loitering-at-his-home\" rel=\"nofollow noopener\" target=\"_blank\">rabid Beliebers<\/a>.<strong>\u00a0<\/strong><\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmr9px1cd002r3b7cy4qef55f@published\" data-word-count=\"147\">Exactly. Everyone I talked to about their decision to buy at 160 Leroy said the same thing: privacy. \u201cThe porte cochere and parking garage is a game-changer,\u201d says Serhant\u2019s Peter Zaitzeff. \u201cYou can pull your car in and not get swarmed.\u201d And while 80 Clarkson and its <a href=\"https:\/\/www.businessinsider.com\/80-clarkson-street-condo-building-wine-cellar-parking-spot-pricing-2025-3\" rel=\"nofollow noopener\" target=\"_blank\">$750,000 parking spots<\/a> seems to be the downtown story everyone is talking about, Zaitzeff says he doesn\u2019t see it as a match for the young couple: \u201c80 Clarkson to me is for rich New Yorkers that don\u2019t necessarily have style or taste.\u201d 160 Leroy, on the other hand, is \u201ca cool building where cool people live.\u201d It\u2019s also been around long enough to have proof of concept \u2014\u00a0no risks involved with newer builds. \u201cIt\u2019s just aged well,\u201d adds Lauren Muss, a Douglas Elliman broker who sold out the building more than a decade ago. \u201cIt\u2019s still a very sexy building.\u201d<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmr9px1ff002t3b7cxp8p30wq@published\" data-word-count=\"129\">Each celebrity-favored neighborhood has a reputation. Brooklyn Heights, where Adam Driver is now neighbors with Matt Damon who was already neighbors with John Krasinski and Emily Blunt, might be a little too \u201cold\u201d and low-key. Lower Manhattan is just a little younger feeling. (Jennifer Lawrence and Emma Stone are nearby with their respective families.) And the Biebers seem to be comfortable in the area \u2014\u00a0Hailey\u2019s been spotted over the years having breakfast at the Commerce Inn and I Sodi for dinner. Back in 2019, just a few months after getting married, the Biebers reportedly <a href=\"https:\/\/nypost.com\/2019\/03\/13\/justin-bieber-and-hailey-baldwin-eye-pricey-manhattan-rentals\/\" rel=\"nofollow noopener\" target=\"_blank\">toured<\/a> a handful of five-figure rentals at 160 Leroy; in 2022, the New York Post <a href=\"https:\/\/nypost.com\/2022\/12\/14\/justin-and-hailey-bieber-lock-down-22k-month-nyc-rental\/\" rel=\"nofollow noopener\" target=\"_blank\">reported<\/a> that they signed a $22,000-a-month lease for a three-bedroom a little further south, at 195 Hudson Street in Tribeca.<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmr9px1gv002u3b7ccff202sy@published\" data-word-count=\"47\">The Westside Highway is also a little outside the <a href=\"https:\/\/www.thecut.com\/article\/nyc-west-village-neighborhood-new-generation-women-girls.html\" rel=\"nofollow noopener\" target=\"_blank\">West Village Girl<\/a> doom loop, which seems like a good bet if you\u2019re Justin Bieber. \u201cYou don\u2019t have the same intensity as some of the other parts of the neighborhood,\u201d Clayton Orrigo, co-founder of Hudson Advisory, tells me.<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmr9px1k5002w3b7cl6yffagf@published\" data-word-count=\"173\">Okay, cool is subjective. But there are obviously other wealthy and famous people in the building: Michael Rubin, the billionaire Fanatics CEO and Hamptons White Party host, purchased a 7,700-square-foot penthouse back in 2018 for $43.5 million, which came with a 27-foot pool. (In 2023, he reportedly bought Ryan Seacrest\u2019s apartment in the building and <a href=\"https:\/\/www.dailymail.com\/news\/article-12362277\/Michael-Rubin-snaps-Ryan-Seacrests-West-Village-penthouse-building-billionaires-43m-floor-apartment-create-luxury-nine-bedroom-mega-condo-overlooking-Hudson-River.html\" rel=\"nofollow noopener\" target=\"_blank\">combined them<\/a> to create a nine-bedroom Goliath.) Another Fanatics executive managed to <a href=\"https:\/\/therealdeal.com\/new-york\/2025\/09\/03\/michael-rubins-associate-rents-160-leroy-unit-for-record-ppsf\/\" rel=\"nofollow noopener\" target=\"_blank\">secure<\/a> a $40,000-a-month lease on an eighth-floor three-bedroom after a bidding war (and Rubin\u2019s intervention), per the Real Deal. Ian Schrager also apparently <a href=\"https:\/\/nypost.com\/2016\/01\/13\/studio-54-founder-will-buy-a-15m-pad-in-the-condo-hes-building\/\" rel=\"nofollow noopener\" target=\"_blank\">bought<\/a> a 12th-floor apartment for around $15 million in the building in 2016, which he told the Post was part of his plan for \u201cdownsizing\u201d from his penthouse at 40 Bond.
