{"id":941743,"date":"2026-07-17T19:41:17","date_gmt":"2026-07-17T19:41:17","guid":{"rendered":"https:\/\/www.europesays.com\/us\/941743\/"},"modified":"2026-07-17T19:41:17","modified_gmt":"2026-07-17T19:41:17","slug":"houstons-competitive-retail-market-brings-quick-backfills-in-most-cases","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/941743\/","title":{"rendered":"Houston&#8217;s Competitive Retail Market Brings Quick Backfills, In Most Cases"},"content":{"rendered":"<p dir=\"ltr\">Houston\u2019s retail market is sustaining its\u00a0<a href=\"https:\/\/www.bisnow.com\/houston\/news\/retail\/houston-retail-market-sustains-its-longest-high-occupancy-streak-132858\" target=\"_blank\" rel=\"nofollow noopener\">record-high occupancy streak<\/a> as demand quickly fills new and vacated spaces across the metro area, leaving a question of why some high-profile spaces remain empty.\u00a0<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      The former Whole Foods at 515 Elgin St. in Houston was under an apartment complex called Pearl Marketplace.\n    <\/p>\n<p dir=\"ltr\"><a class=\"tag tag-117818\" href=\"https:\/\/www.bisnow.com\/tags\/houston-retail\" target=\"_blank\" data-tag-id=\"117818\" rel=\"nofollow noopener\">Houston retail<\/a> ended the second quarter at 95.2% occupancy, according to a <a class=\"tag tag-145416\" href=\"https:\/\/www.bisnow.com\/tags\/weitzman\" target=\"_blank\" data-tag-id=\"145416\" rel=\"nofollow noopener\">Weitzman<\/a> report. Retail brokers say this is evidence of a balanced market that is becoming increasingly competitive.\u00a0<\/p>\n<p dir=\"ltr\">Despite this, some notable vacancies have emerged and remain, like a former <a class=\"tag tag-1041\" href=\"https:\/\/www.bisnow.com\/tags\/whole-foods\" target=\"_blank\" data-tag-id=\"1041\" rel=\"nofollow noopener\">Whole Foods<\/a> in Midtown that <a href=\"https:\/\/www.houstonchronicle.com\/business\/real-estate\/article\/whole-foods-midtown-houston-replace-retail-space-19851673.php\" target=\"_blank\" rel=\"nofollow noopener\">shuttered nearly three years ago<\/a>. This stands out in a market where well-located vacancies are particularly attractive to tenants.\u00a0<\/p>\n<p dir=\"ltr\">\u201cWe can say that the demand for existing space is as competitive as we\u2019ve seen,\u201d Weitzman Senior Vice President <a class=\"tag tag-47666\" href=\"https:\/\/www.bisnow.com\/tags\/kyle-knight\" target=\"_blank\" data-tag-id=\"47666\" rel=\"nofollow noopener\">Kyle Knight<\/a> said in a statement to Bisnow. \u201cThat\u2019s due to Houston\u2019s strong population and residential growth, steady retail demand and a limited amount of new speculative space.\u201d<\/p>\n<p dir=\"ltr\">It is likely that the 40K SF at 515 Elgin St. is still available for several reasons, Knight said. If the space must be leased in its entirety, it limits the pool of potential tenants. Likely candidates could be larger-format fitness operators, entertainment concepts or even medical office tenants,\u00a0he added.<\/p>\n<p dir=\"ltr\">The location is also an in-between market area for grocers. <a class=\"tag tag-135510\" href=\"https:\/\/www.bisnow.com\/tags\/randalls\" target=\"_blank\" data-tag-id=\"135510\" rel=\"nofollow noopener\">Randalls<\/a> is the only remaining grocery store in Midtown. Many concepts that might like the location don\u2019t need that much space, Knight said.\u00a0<\/p>\n<p dir=\"ltr\">Whole Foods <a href=\"https:\/\/www.houstonchronicle.com\/business\/real-estate\/article\/whole-foods-midtown-houston-replace-retail-space-19851673.php\" target=\"_blank\" rel=\"nofollow noopener\">didn\u2019t disclose<\/a> the reasons it shuttered the store in 2023 or how many years were left on its lease.\u00a0<\/p>\n<p dir=\"ltr\">\u201cHouston has two extremely strong competitors in the grocery sector, which is a tough business with slim margins to begin with, and occupiers may retreat if revenues don\u2019t sustain a location,\u201d Cushman &amp; Wakefield Managing Director Eric Lestin said in a statement.<\/p>\n<p dir=\"ltr\">Another grocery store, Randalls at 5161 San Felipe St., shuttered last quarter.<\/p>\n<p dir=\"ltr\">\u201cIn such a competitive environment, our company must sometimes make the tough decision to close a store so that we can reinvest in our remaining stores in the marketplace,\u201d Christy Lara, <a class=\"tag tag-102626\" href=\"https:\/\/www.bisnow.com\/tags\/albertsons\" target=\"_blank\" data-tag-id=\"102626\" rel=\"nofollow noopener\">Albertsons<\/a> PR director for Texas and Louisiana, <a href=\"https:\/\/www.chron.com\/food\/article\/randalls-houston-grocery-closure-21358077.php\" target=\"_blank\" rel=\"nofollow noopener\">told Chron<\/a>.<\/p>\n<p dir=\"ltr\">There are reports of a specialty grocer in the works to backfill that space, Knight said.\u00a0<\/p>\n<p dir=\"ltr\">According to Wietzman\u2019s report, vacancies that were backfilled in the first half of the year include:<\/p>\n<ul>\n<li dir=\"ltr\">The former Sears at Willowbrook Mall in Northwest Houston, which now houses international fashion retailer Primark<\/li>\n<li dir=\"ltr\">A\u00a0former <a class=\"tag tag-30811\" href=\"https:\/\/www.bisnow.com\/tags\/kroger\" target=\"_blank\" data-tag-id=\"30811\" rel=\"nofollow noopener\">Kroger<\/a> in Dickinson that shuttered in mid-2025 and will become a <a class=\"tag tag-5013\" href=\"https:\/\/www.bisnow.com\/tags\/crunch-fitness\" target=\"_blank\" data-tag-id=\"5013\" rel=\"nofollow noopener\">Crunch Fitness<\/a> later this year<\/li>\n<li dir=\"ltr\">A\u00a024K SF <a class=\"tag tag-41780\" href=\"https:\/\/www.bisnow.com\/tags\/party-city\" target=\"_blank\" data-tag-id=\"41780\" rel=\"nofollow noopener\">Party City<\/a> space in Baybrook Gateway and part of a former <a class=\"tag tag-92410\" href=\"https:\/\/www.bisnow.com\/tags\/h-e-b\" target=\"_blank\" data-tag-id=\"92410\" rel=\"nofollow noopener\">H-E-B<\/a> in Kingwood that are now\u00a0<a class=\"tag tag-4652\" href=\"https:\/\/www.bisnow.com\/tags\/sprouts\" target=\"_blank\" data-tag-id=\"4652\" rel=\"nofollow noopener\">Sprouts<\/a> locations<\/li>\n<li dir=\"ltr\">A\u00a0former 56K SF Randalls in Meyer Park, which is now a Floor &amp; Decor<\/li>\n<\/ul>\n<p dir=\"ltr\">Another well-located vacancy is the former Grand Lux Cafe in <a class=\"tag tag-34213\" href=\"https:\/\/www.bisnow.com\/tags\/kimco-realty\" target=\"_blank\" data-tag-id=\"34213\" rel=\"nofollow noopener\">Kimco Realty<\/a>\u2019s Centre at Post Oak, directly across the street from The Galleria. The Cheesecake Factory&#8217;s sister brand occupied 13K SF at 5000 Westheimer Road for 21 years <a href=\"https:\/\/www.khou.com\/article\/life\/food\/grand-lux-cafe-galleria-closing\/285-5147a901-cf07-447b-8c5b-cb9a02cdadf9\" target=\"_blank\" rel=\"nofollow noopener\">before closing in January<\/a>.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Maddy McCarty\n    <\/p>\n<p>\n      The former Grand Lux Cafe at 5000 Westheimer Road had signs in the windows advertising it for lease on Thursday.\n    <\/p>\n<p dir=\"ltr\">Large-format restaurants aren\u2019t as common as they were even a decade ago, so filling that space without subdividing it could be a challenge, CBRE Houston Restaurant Practice Leader <a class=\"tag tag-185869\" href=\"https:\/\/www.bisnow.com\/tags\/thomas-nguyen\" target=\"_blank\" data-tag-id=\"185869\" rel=\"nofollow noopener\">Thomas Nguyen<\/a> said.\u00a0<\/p>\n<p dir=\"ltr\">There are still some large-format restaurants, like the Eataly food hall and Italian market concept that <a href=\"https:\/\/www.kimcorealty.com\/properties\/the-centre-at-post-oak\/117880\/view\" target=\"_blank\" rel=\"nofollow noopener\">will occupy a 20K SF former furniture store<\/a> within the same Centre at Post Oak development.\u00a0<\/p>\n<p dir=\"ltr\">But securing second-generation restaurant space in Houston has become even more competitive <a href=\"https:\/\/www.bisnow.com\/houston\/news\/retail\/international-interest-stagnant-supply-in-houston-leaves-restaurateurs-circling-the-market-like-vultures-123732\" target=\"_blank\" rel=\"nofollow noopener\">than it was two years ago<\/a> as expenses keep rising for landlords and tenants, Nguyen said.\u00a0<\/p>\n<p dir=\"ltr\">Average asking small-shop annual rental rates for Class-A space inside the 610 Loop ranged from $50 to $70 per SF in the first half of this year, according to the Weitzman report. Class-A space outside of the Loop ranged from $39 to $50 per SF on average.\u00a0<\/p>\n<p dir=\"ltr\">\u201cIt makes it difficult in the marketplace just because rents are as high as I\u2019ve ever seen them,\u201d Nguyen said.\u00a0<\/p>\n<p dir=\"ltr\">Lestin and Siree Jones of Cushman &amp; Wakefield represented Jamaica Pon di Road in securing its second location, opening in early August at 3424 FM 1092 in Missouri City. They toured about 10 second-generation restaurant spaces throughout Houston before selecting <a class=\"tag tag-187241\" href=\"https:\/\/www.bisnow.com\/tags\/km-realty\" target=\"_blank\" data-tag-id=\"187241\" rel=\"nofollow noopener\">KM Realty<\/a>\u2019s Township Square Shopping Plaza in Missouri City, Jones said.<\/p>\n<p dir=\"ltr\">\u201cThe lease negotiations, themselves, required a thoughtful and strategic approach with a focus on competitive terms that aligned with the restaurant\u2019s operational and financial goals rather than simply winning the space,\u201d Jones said in a statement.<\/p>\n<p dir=\"ltr\">Overall, Houston\u2019s retail market has strong demand, and concepts are getting creative to secure the space they want in a specific submarket, Knight said.
