Some of the best real estate can be anchored by pockets of activity in residential neighborhoods. But in many communities, development opportunities can be hiding in plain sight \u2013 an aging town square, a vacant storefront, a neighborhood written off as having no market for future demand.\u00a0Downtown Lancaster<\/a> is one example of what happens when someone decides to change the trajectory.<\/p>\n Just 15 miles south of downtown Dallas, Lancaster\u2019s roots started in 1844. Downtown Lancaster came to life in the late 1800s, modeling its circular, pedestrian-friendly layout after its Kentucky and Pennsylvania namesakes, making it one of the only town squares in Texas with a single Main Street entrance rather than four corner entries.<\/p>\n The front of Lancaster visitor center, on Wednesday, July 15, 2026 in Lancaster.<\/p>\n Shafkat Anowar\/The Dallas Morning News<\/p>\n Today, the charm of local shops like John\u2019s Trikes and Bikes and The Lovin\u2019 Oven Bakery make this downtown feel quaint.\u00a0<\/p>\n Article continues below this ad<\/p>\n The revitalization of the area has been led by Michaella Ramler of Stewarding Space, recently recognized as the 2026 Preservation Dallas Achievement Award winner, and fellow development conspirator.\u00a0Ramler started with a vision for Lancaster as its own\u00a0submarket. At roughly 40,000 residents, the city is the same size as many regional hubs in other markets. But\u00a0curating the micro-market took a vision and will beyond the average concept. Ramler told me she loves developing in places where \u201cI see vision that nobody else does. Not because it\u2019s not there, [others] just can\u2019t see it.\u201d<\/p>\n Critical to the effort has been the deep business partnership between Stewarding Spaces and downtown\u2019s anchor tenant, La Calle Doce. The locally owned restaurant\u2019s 15% ownership stake in the downtown redevelopment portfolio provided instant credibility and powerful recruiting for other tenants.\u00a0<\/p>\n Historic Downtown Lancaster photographed, on Wednesday, July 15, 2026 in Lancaster.<\/p>\n Shafkat Anowar\/The Dallas Morning News<\/p>\n While the anchor tenant set the tone, success was contingent on the small businesses that have been in the neighborhood for years, and a few new ones that have also bought into the vision.\u00a0<\/p>\n Ramler\u2019s strategy was to do this by catering to small businesses like a 350-square-foot juice bar and a 150-square-foot ice cream shop. No corporate chains. By subdividing suites to fit micro-concepts, Ramler shepherded a kind of micro-entrepreneurship rarely seen in commercial real estate.<\/p>\n Article continues below this ad<\/p>\n One of those small businesses is Just Juice, a cold-pressed juice bar owned by Monica Ruiz. Originally from North Dallas, Ruiz connected with Stewarding Spaces after a successful run on the pop-up market scene.\u00a0<\/p>\n \u201cUp in North Dallas, everything’s being gentrified, or it’s not small business friendly, especially with rent. [Ramler] touched my heart, and I truly believed that she wanted to help smaller businesses,” Ruiz said.\u00a0<\/p>\n Just Juice has grown its Lancaster team to seven employees and expanded operations, with just three years in business.<\/p>\n These strategies form a playbook for neighborhood-scale development: Reframe the market on your own terms, design spaces that fit small businesses rather than forcing them to fit into yours and make your anchor tenant a true partner in success. These strategies work for pocket neighborhoods and commercial development in cities both large and small across DFW and beyond. \u00a0<\/p>\n On a recent visit to Downtown Lancaster, Ruiz shared how she enjoyed seeing a grandparent treating kids to an after school snack, and a middle school bike crew enjoying safe streets.
