{"id":950187,"date":"2026-07-21T18:53:20","date_gmt":"2026-07-21T18:53:20","guid":{"rendered":"https:\/\/www.europesays.com\/us\/950187\/"},"modified":"2026-07-21T18:53:20","modified_gmt":"2026-07-21T18:53:20","slug":"luxury-homes-in-queens-remain-mostly-static-in-price-in-june-price-of-luxury-rentals-up-report-qns","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/950187\/","title":{"rendered":"Luxury homes in Queens remain mostly static in price in June, price of luxury rentals up: Report \u2013 QNS"},"content":{"rendered":"<p>In June 2026, Queens experienced a small decline in the median asking price for luxury units in the borough year-over-year, while the median asking rent for luxury rentals rose over the same period of time, according to a new <a href=\"https:\/\/streeteasy.com\/\" target=\"_blank\" rel=\"noopener nofollow\">StreetEasy <\/a><a href=\"https:\/\/streeteasy.com\/blog\/luxury-homes-lead-nyc-summer-sales-momentum\/\" target=\"_blank\" rel=\"noopener nofollow\">report.<\/a><\/p>\n<p>The median asking price for luxury homes slid 0.9%, from $695,258 in June 2025 to $689,000 in June 2026. The lower asking price was due in large part to big increases in the number of homes for sale and homes entering contract. There were 3,435 luxury homes for sale in June 2026, representing a 9% increase from the 3,152 the previous year.<\/p>\n<p>Homes entering contract in the borough rose 13.9%, from 361 in 2025 to 411 in 2026. The median number of days these homes spent on the market decreased from 59 days last year to 55 days this year.\n<\/p>\n<p>New York City as a whole experienced a 9.1% decline in median asking price, from $1,100,110 in June 2025 to $999,999 in June 2026. While Queens saw growth in the number of homes sold, the citywide decline was 0.4%, from 18,197 in 2025 to 18,124 in 2026. Homes entering contract across New York City went up 18.6%, from 1,981 last year to 2,349 this year.<\/p>\n<p>The median number of days these homes spent on the market dropped from 60 days to 58 days over this period of time.\n<\/p>\n<p>Luxury rentals in Queens have gone up in median asking rent 4.4% year-over-year, from $3,209 in June 2025 to $3,350 in June 2026. The number of homes for rent in the borough rose 0.6%, from 4,641 in 2025 to 4,668 in 2026. Additionally, the share of rentals that had price cuts went up from 12% last year to 12.1% this year.<\/p>\n<p>The share of rentals offering concessions, which is defined in the report as leases that offer at least one month of free rent, remained unchanged, at 17%. This percentage of rentals offering concessions was the highest among the boroughs included in the report, thanks in large part to the abundance of new developments there.<\/p>\n<p>Citywide, the median asking rent has climbed 5%, from $4,000 in June 2025 to $4,200 in June 2026. However, the number of homes for rent fell 1.4%, from 36,269 in 2025 to 35,761 in 2026. The share of rentals with price cuts dropped from 13.4% last year to 13.2% this year.
