The landowner didn’t contemplate developing the property for years before THR’s approach, she said.

The site, now in extra territorial jurisdiction, is vacant. Once the land is annexed, the owner contemplates asking the city for mixed-use low-intensive commercial zoning. That would accommodate retail and residential uses, including big box stores such as grocery and home improvement. About 30% of the site is in the floodplain.

“Although we have no specific plans to announce for the FM 1187 and Chisholm Trail Parkway area at this time, Texas Health is committed to meeting the region’s growing healthcare needs,” Texas Health spokeswoman Deanna Boyd-Spangler said in a statement to the Fort Worth Report.

The site is south of the Tarleton State University Fort Worth campus and would link to that community of students, faculty and staff.

Commissioner Denise Turner moved to recommend approval of the annexation application to the city council.

Lisa Gayle Markham is a member of the Fort Worth Report Documenters crew.
