Colorado-based\u00a0Flexential<\/a> purchased 110 acres\u00a0to build a data center campus in Kaufman County.<\/p>\n

The firm announced the purchase Tuesday. Work on the site, located in Talty, is expected to begin in early 2027. The first phase will be a 36-megawatt, 375,000-square-foot development. Initial customer availability is expected in late 2028.<\/p>\n

The 110-acre site could support three buildings for a total capacity of 108 megawatts. The campus will be Flexential’s fourth and largest facility in Dallas-Fort Worth. The firm operates a more than 80,000-square-foot data center in Dallas’ Infomart building, as well as sites in\u00a0Plano and Richardson.<\/p>\n

Flexential representatives did not immediately respond to questions about the estimated construction and development costs for the planned Kaufman County project.<\/p>\n

“Dallas has the strongest combination of demand, infrastructure, and growth potential of any data center market in the country, and the development pipeline can’t keep pace,” Flexential CEO Ryan Mallory said in a statement. “Companies are planning two and three years out and still struggle to secure the infrastructure they need. This property will let us deliver large-scale capacity designed around our customers’ requirements instead of asking them to adapt to whatever happens to be available.”<\/p>\n

Flexential’s announcement comes as developers plan hundreds of acres of data center projects in Kaufman County, one of the nation’s fastest-growing counties in recent years.<\/p>\n

Data Center Dynamics reported earlier this year that Prometheus Hyperscale plans to build<\/a> a 200-megawatt campus on a 500-acre site between Talty and Post Oak Bend in Kaufman County. Trevor\u00a0Neilson, the company’s president,\u00a0said the project is its first in Texas and “is just the beginning.”<\/p>\n

Cities in Kaufman County are among several municipalities in Texas seeking to limit the construction of data centers. Last week, the Forney City Council directed city staff to amend zoning laws to prohibit data centers<\/a>,\u00a0inForney.com reports.<\/p>\n

Gov. Greg Abbott has called on state lawmakers to pass sweeping data center regulations<\/a> during the 2027 session that would require new facilities to add power generation to the state\u2019s power grid, among other proposals.<\/p>\n

Dallas-Fort Worth ranked as the No. 1 primary data center market<\/a> in the world, edging out Atlanta and Virginia based on factors such as land and power availability as well as political and regulatory conditions.
